A title company or attorney typically serves as closing agent, reviewing property title history and confirming the title is clear of encumbrances so ownership can transfer at closing.

Contingencies

A contingency is a condition that must be met before a contract becomes binding—common examples include inspections and loan approval. Buyers will complete financing, insurance, document reviews (title reports, disclosures), and any inspections listed in the Purchase Agreement. Typical inspections may include roof, termite/pest, chimney, boundary survey, well/septic, pool/spa, arborist, mold, lead paint, and HVAC reviews.

When renegotiations arise, an experienced listing agent helps you respond objectively and fairly while protecting your financial interests.

Loan Approval and Appraisal

Prefer buyers who present lender pre-approval or written loan commitment—these reduce financing risk versus mere pre-qualification. Expect a lender’s appraiser to verify the sales price against market value.
